Real Estate Purchase: How can a buyer still find attractive real estate deals?
Conplore: Mr. Breuer, who is mietshausverkaufen and what do you do?
Patrick Breuer:
mietshausverkaufen is a marketplace for physical real estate investments. We take care of the sale of any property, e.g. apartments, apartment buildings, land, premium houses, commercial properties or similar.
However, we are not a classic real estate agent, because we always sell our properties discreetly to the best matching investor. The seller can therefore sell faster and better and the buyer finds an attractive property.
Conplore: What makes your firm different from its competitors?
Patrick Breuer:
There are hardly any providers with the depth of supply and experience in the real estate sector (direct investments). Our main difference is that we address buyers as we know them. Normally, it’s the other way round: the buyer addresses the seller. This leads to too many inquiries and you don’t really know if there is serious interest. This is not the case with us.
We only work with verified buyers and investors. Thus, the sale is faster and more secure. Especially in the time of rising interest rates it becomes more difficult to find buyers.
Conplore: How did the idea for the platform come up?
Patrick Breuer:
I have been in real estate for several years and have always been annoyed by the poor supply on the market. Unfortunately, until today, no company has taken care of both sides of the real estate transaction. Especially busy managers, consultants, doctors etc. have hardly a chance to participate in the real estate market. There is simply no time and good deals cannot be found on the real estate platforms or with brokers.
Conplore: Who are your clients? How do you help them?
Patrick Breuer:
We are a marketplace, so we have sellers on one side and investors on the other. Our sellers mostly come to us because they are looking for an expert. Our customers are retirees, investors or any kind of property owner.
On the buy side, we work with consultants, doctors, lawyers, high net worth individuals, family offices and large institutional investors.
Conplore: Why should these clients get in touch with you?
Patrick Breuer:
Most of the time, properties end up on common platforms and every good investor knows that the property has already passed through 50 hands. In other words, only the bad deals end up on the public market. If then, nevertheless, a good deal is published on the platforms, only the fastest buyers will get the deal. To the detriment of those who bring the appropriate capital and creditworthiness, but do not have the time for continuous deal sourcing. We help these buyers, to the delight of sellers, because the sale is then secured.
Conplore: What are typical challenges for these clients?
Patrick Breuer:
Time and deal sourcing are the biggest challenges. Especially managers, consultants etc. don’t have the time to look at several 100 deals a day and then visit the properties. Especially when buying, however, this is necessary, because otherwise you can’t buy properties.
Conplore: How can a buyer still find attractive real estate deals?
Patrick Breuer:
The simple answer: attractive deals are rare. Properties on platforms have become too expensive. Buyers therefore need a good network, which cannot be built overnight. It therefore needs a platform like us, which takes care of such deals and customers.
Conplore: How will the real estate market develop itself?
Patrick Breuer:
We are currently assuming falling prices. Inflation and rising interest rates lead to declining attractiveness and returns. Investors will therefore avoid purchases or offer lower prices to compensate for the increased interest costs. Currently there are great concerns about a stagflation, which could also result in bad consequences for the real estate sector.
Conplore: What are you especially proud of?
Patrick Breuer:
We are proud of our service and great reviews from our customers. Every seller and buyer we can help makes us happy.
Conplore: How do you manage to work all over Germany?
Patrick Breuer:
Income properties can be considered like an investment. Our processes are to the extent automated and digitalized, that we can offer our services throughout Germany. If we do need someone on site, we have a very large network of regional real estate experts.
Conplore: How do you want to change the real estate market?
Patrick Breuer:
We want the real estate sale to be fair and the seller and buyer to be satisfied with our service. Only with real added value are both parties willing to pay for a service. I think it needs no classical broker for real estate investments.
Conplore: What’s next?
Patrick Breuer:
Meanwhile, we also offer our service for premium real estate and land. In addition, we want to offer more additional services for the buyer. These services will also cover after-sales. Lately we have also started the construction financing business and the sale of premium real estate and land.
Conplore: At last – what message do you want to send out?
Patrick Breuer:
Properties are bought and sold with us. We are experts and offer access to attractive investments.
